Terms and Conditions

1.Acceptance of terms

By clicking the confirmation checkbox and by completing a booking on alpnest.ch (“Platform”), you (“Guest”) confirm that you:

  • have read, understood, and accepted these Guest Accommodation Terms and Conditions;
  • accept the Host’s Cancellation Policy displayed for the selected accommodation;
  • acknowledge that additional applicable terms, policies, and house rules are published on the Platform and incorporated by reference;
  • understand that the legally binding contract is formed directly between you and the Host.

The contact details of the Host (“Host Information”) are disclosed to you through the Platform before or immediately upon completion of the booking.

2.Contractual structure

2.1 Host-guest contract

By completing a booking, you enter into a legally binding accommodation agreement directly with the Host for the specific accommodation and for the duration of stay you selected on the Platform. The selected stay dates, pricing, number of guests, and applicable cancellation terms form an integral part of the contract.

2.2 Role of Alpnest

Alpnest GmbH (“Alpnest”) acts solely as an intermediary and commercial agent for the Host. Alpnest:

  • operates the Platform;
  • displays accommodation listings and Host Information;
  • processes payments on behalf of the Host;
  • provides technical booking infrastructure.

Alpnest is not a contracting party and assumes no responsibility for the accommodation, the stay, or Host obligations.

3.Accommodation, use of accommodation and compliance

3.1 Nature of the accommodation

The Host is responsible for the accommodation’s condition, safety, maintenance, functionality, cleanliness and legal compliance.

3.2 House rules & host instructions

The Guest must comply with all posted or communicated house rules, including safety instructions, occupancy limits, waste disposal, quiet hours, and use of amenities.

3.3 Legal obligations

The Guest must comply with Swiss and local regulations, registration requirement for foreign guests, fire safety instructions, hygiene rules when using kitchen facilities and any municipality-specific tourist reporting obligations.

3.4 Tourist taxes (kurtaxe)

The Guest must pay any required tourism taxes, either included in the booking price or collected separately by the Host or municipality.

3.5 Purpose of stay

The accommodation may be used exclusively for private holiday purposes. Commercial use, events, subletting, or exceeding the permitted occupancy is prohibited.

3.6 Identification

Upon check-in, the Host may request valid identification for all staying guests. Access may be refused if guests fail to provide appropriate identification.

4.Booking, payment & deposits

4.1 Booking and payment process

Upon booking, the Guest pays the full booking price to Alpnest, which processes payments on behalf of the Host.

4.2 Length of stay

The arrival and departure dates selected by the Guest on the Platform define the contractual stay period. Changes to these dates constitute a modification of the contract and require the Host’s approval.

4.3 Security of deposits

If the Host requires a deposit (“Security Deposit”), this will be communicated during booking on the Platform. Security Deposits may be used to cover damages, missing inventory, excessive cleaning, unpaid charges or taxes.

4.4 Additional costs and services

Any additional charges (e.g., firewood, parking, local fees, cleaning services) are disclosed on the Platform or communicated prior to booking.

5.Check-in, condition of accommodation, and guest responsibilities

5.1 Condition of arrival

The Host shall deliver the accommodation in a clean and contractually compliant state. The Guest must notify the Host immediately of any defects or missing items; otherwise, the accommodation is deemed accepted.

5.2 Guest obligations

The Guest agrees to treat the accommodation with care, respect the neighbors and local community, follow all house rules and use appliances safely and responsibly.

5.3 Damage and loss

The Guest is liable for all damage caused by themselves or their accompanying guests. The Host may claim compensation and deduct amounts from the Security Deposit (if applicable).

5.4 Over-occupancy or prohibited behavior

The Host may terminate the stay without notice and without refund if occupancy exceeds the permitted number, illegal or dangerous activity occurs or house rules are materially violated.

5.5 Accommodation return

Upon departure, the accommodation must be returned in orderly condition and in accordance with Host instructions. Even when final cleaning is included in the price, the Guest must leave the kitchen and dishes clean.

6.Cancelation rules

6.1 Compliance with host’s cancellation policy

The Guest acknowledges that all cancellations are governed solely by the Host’s Cancellation Policy, which is displayed on the Platform at the time of booking. Alpnest does not determine or modify the policy.

6.2 Guest-initiated cancellation

Refunds strictly follow the Host’s Cancellation Policy. The Guest is responsible for ensuring the cancellation is submitted timely and in accordance with the communication method required.

6.3 Host-initiated cancellation

If the Host cancels the booking without cause, the Guest receives a 100% refund via the Platform. Additional claims must be asserted directly against the Host.

6.4 Early departure

If the Guest departs early, the full booking price remains due unless the Host’s Cancellation Policy states otherwise.

6.5 Substitute guest

If the Host permits, the Guest may propose a substitute guest. Acceptance requires Host’s express approval. Guest and substitute guest are jointly liable for outstanding amounts.

6.6 Force majeure

If force majeure (e.g., natural disasters, government restrictions) prevents use of the accommodation, the Host may – but is not obliged to – offer alternative arrangements. Refunds are limited to unused nights.

7.Liability

7.1 Host liability

The Host is responsible for the condition and safety of the accommodation, lawful compliance, fulfillment of the accommodation contract. The Guest must address accommodation-related issues directly to the Host.

7.2 Guest liability

The Guest is responsible for accommodation damage, violations of house rules and misconduct by accompanying guests. The Host may charge the Guest for repair or replacement costs.

8.Data protection

8.1 Data use

Guest data is processed in accordance with the Swiss Federal Data Protection Act (DSG). Data is shared with the Host as necessary to fulfill the booking.

8.2 Reporting duties

Guest data may be shared with authorities where required (e.g., foreign guest registration, tourism tax reporting).

8.3 No marketing use

The Host may not use Guest data for marketing or unrelated purposes.

9.Governing law and jurisdiction

This Agreement is governed by Swiss law. Unless mandatory consumer protection rules require otherwise, the exclusive jurisdiction is the location of the accommodation.

10.Final provisions

Invalid provisions do not affect the validity of remainder of the Agreement.

Amendments to this Agreement require written form.

This Agreement incorporates the Host’s accommodation listing, house rules, cancellation policy, and any additional terms or policies published on the Platform.
